Salary/Hourly Rate:
$130,000 – $140,000 plus 20% bonus
Position Overview:
The Vice President of Development will report directly to the executive leadership team and play a key role in shaping and executing the company’s development strategy. This senior leadership position demands a highly skilled real estate professional with a proven track record of managing and overseeing large-scale residential and mixed-use development projects. The ideal candidate will be a strategic visionary with exceptional communication skills, capable of leading multidisciplinary teams, fostering strong relationships with stakeholders, and driving sustained growth across our expanding portfolio. The Vice President of Development will be responsible for every aspect of the development process, from land acquisition and zoning through construction and final property disposition, ensuring projects are delivered on time, within budget, and to the highest quality standards.
Responsibilities of the Vice President of Development:
- Leadership & Strategy: Lead and mentor the development team, providing guidance and support to ensure the successful management of large-scale development projects
- Portfolio Management: Oversee the acquisition, disposition, and management of a diverse property portfolio, with a focus on single-family residential development (90%) and multi-family properties (10%)
- Development Process: Manage the entire development lifecycle, from land acquisition and zoning to permitting, construction, and final sales or leases
- Financial Oversight: Develop and monitor project budgets, ensuring profitability and adherence to financial goals. Provide financial analysis and recommendations, including hold/sell strategies and market-based evaluations
- Stakeholder Management: Foster strong relationships with internal teams, clients, industry stakeholders, and regulatory bodies to ensure successful project execution and compliance
- Risk Management: Identify potential project risks, including zoning, permitting, and regulatory challenges, and proactively develop solutions to mitigate these issues
- Vendor & Contract Management: Lead the negotiation of vendor contracts and manage land-related services, ensuring projects are completed on time and within budget
Qualifications for the Vice President of Development:
- Experience: Minimum of 5+ years of experience in real estate development, with a proven track record in managing large-scale residential and mixed-use projects from inception through completion
- Leadership & Communication: Demonstrated leadership capabilities with a strong ability to build, inspire, and lead high-performing teams. Exceptional communication skills, both written and verbal, with experience presenting to senior leadership, investors, clients, and external stakeholders
- Strategic Vision & Execution: Ability to develop and execute strategic development plans, aligning long-term goals with immediate project needs. Proven success in driving the development pipeline and achieving business objectives
- Project & Financial Management: Extensive experience in budget creation, cost control, and financial forecasting for development projects. Skilled in preparing detailed financial models, conducting feasibility studies, and managing large budgets while ensuring projects stay on time and within budget
- Technical Expertise: Deep knowledge of the full development cycle—from land acquisition and due diligence to zoning, permitting, construction, and final property sales or leasing. Expertise in navigating complex regulatory environments and securing necessary approvals
- Risk Management: Strong risk assessment and mitigation skills, with a proven ability to identify potential issues early in the process and develop solutions to minimize risks, delays, and cost overruns
- Vendor & Stakeholder Management: Experience managing relationships with a diverse group of stakeholders, including contractors, architects, consultants, and local authorities. Skilled in contract negotiations, procurement, and vendor management to ensure successful project execution
- Market Knowledge: Strong understanding of current market trends, including local real estate dynamics, emerging opportunities, and the competitive landscape, allowing for informed decision-making and strategic growth
- Innovation & Problem Solving: Strong problem-solving abilities, with a history of developing innovative solutions to overcome obstacles and challenges during the development process
- Decision Making: Ability to make timely, well-informed decisions that consider both immediate project needs and long-term organizational goals
- Adaptability & Resilience: Demonstrated ability to pivot and adjust strategies in a fast-paced, evolving market, while maintaining focus on the company’s objectives and values
- Cultural Fit & Team Collaboration: A collaborative mindset with the ability to work effectively in a cross-functional environment, working with diverse teams across the company to achieve shared goals
Education Requirements:
- Bachelor’s degree in Civil Engineering, Landscape Architecture, Property Development, Planning, Business, Finance, Construction Management, or a related field is required
