Client Overview:
Atrium is partnering with a leading property management firm specializing in homeowners associations (HOAs) and resort properties. We are seeking a skilled Property Accountant to join their dynamic team and support their growing portfolio of HOA and resort properties.
Salary/Hourly Rate:
$28/hr – $32/hr
Position Overview:
The Property Accountant will be responsible for managing the financial activities of a portfolio that includes both homeowners associations (HOAs) and resort properties. This role requires a detail-oriented and organized individual with a strong understanding of property accounting principles and the ability to manage multiple priorities. The Property Accountant will work closely with property managers, board members, and other stakeholders to ensure accurate financial reporting and compliance with all relevant regulations.
Responsibilities of the Property Accountant:
Preparing and analyzing monthly, quarterly, and annual financial statements for HOA and resort properties.
Ensuring all financial reports are accurate, timely, and in compliance with GAAP and relevant regulations.
Providing detailed variance analyses and explanations for budget discrepancies.
Maintaining and reconciling the general ledger for assigned properties.
Performing month-end and year-end closing processes, including journal entries and account reconciliations.
Assisting in the preparation of annual budgets for HOA and resort properties.
Monitoring and reporting on budget performance, providing insights and recommendations for cost control.
Managing accounts payable and receivable processes, ensuring timely and accurate payment of invoices and collection of dues.
Reconciling bank statements and monitoring cash flow to ensure sufficient funds for operations.
Addressing and resolving any billing discrepancies or payment issues.
Processing accruals, prepaids, and balance sheet reconciliations.
Ad hoc reporting as assigned by the Controller.
Required Experience/Skills for the Property Accountant:
Minimum of 3 – 5 years of experience in property accounting, preferably with experience in both HOA and resort accounting.
Strong knowledge of GAAP and relevant accounting principles.
Proficiency in accounting software (e.g., Yardi, QuickBooks) and Microsoft Office Suite (Excel, Word, and Outlook).
Excellent analytical, organizational, and problem-solving skills.
Strong communication and interpersonal skills, with the ability to work collaboratively with diverse stakeholders.
Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
Education Requirements:
Bachelor’s degree in Accounting, Finance, or a related field is required.
